The Project
A property developer came to Hunter Finance with a vision for a sustainable detached cottage-style property in Heathfield, East Sussex. We saw potential in the developers plans and we are always keen to support property developments which are more sustainable than the typical build.
We were able to provide a £305,000 property development loan, covering half the purchase price (£75,000) and the entire construction cost(£235,000). This works out at a 61% loan-to-value which is typically the maximum we loan, depending on circumstances.
Together, we turned this vision into reality in just 8 months, creating a high-quality home with an impressive 95 EPC rating. There is a growing demand for more energy-efficient housing which meant we had confidence this property would sell quickly and be a good return on investment for all. This rapid and efficient project highlights our dedication to supporting developments with high levels of environmental commitment.
Location
Heathfield in East Sussex situated between Eastbourne and Tunbridge Wells and is a popular location to live with families. With good connections to London, decent schools, plenty of local amenities and close proximity to the South Downs, most properties have no problem being sold here. For the Hunter Finance team, it’s also only 20 minutes down the road from our base in Uckfield, making it easy for us to work closely with the developer and assist throughout the project.
